What is the Casa Score?

Also known as: Casa Score · development score · property potential score

The Casa Score is a 0-100 rating of the development potential of a specific Queensland property at a specific point in time. It's the headline number on every listing in your morning brief and the ranking signal that decides which 5-10 listings out of thousands actually surface.

The seven components

1. Zone permissibility — what the planning scheme actually allows in this zone and sub-precinct. 2. Lot characteristics — area, frontage, depth, shape, slope, access. 3. Overlay impact — flood, bushfire, traditional building character, heritage, vegetation, landslide, coastal, environmental. 4. DA precedent — what the council has actually approved on similar lots within 500m, in the last 36 months. 5. Market conditions — comparable sales, end-product price points, current demand. 6. Use diversity — how many viable development typologies the lot can carry. 7. Assessment complexity — Code vs Impact, expected IR risk, specialist trigger count.

Why we publish the components

Black-box scores are useless for actual decision-making. Casa Daily shows the seven component scores so you can see WHY a listing is rated 86 and not 71 — and skip the listings whose score is high for reasons that don't match your strategy.

What's a good Casa Score?
70+ is genuinely interesting. 80+ deserves an inspection. 90+ is rare and worth aggressive action. Below 60 means at least one component (usually overlay impact or zone permissibility) is killing the development case.
