Where small lot housing applies
Brisbane: predominantly the LMR zone in nominated precincts, plus selected Character Residential pockets where the precinct map specifically permits small-lot density. Brisbane City Plan's Small Lot Housing Code permits minimums down to 250m² with 8m frontage. Gold Coast: nominated MD1/RD precincts. Moreton Bay: Next Generation Neighbourhood (NGN) precincts unlock small-lot density. Logan: Suburban Neighbourhood and NGN zones. Ipswich: nominated growth-corridor precincts.
Why small-lot housing is powerful
Three reasons. One: Code Assessable means no public notification, faster decisions, near-certain approval if the codes are met. Two: small lots produce single detached dwellings, which sell to a broader buyer pool than townhouses (and often at higher PSM). Three: the geometry of an LMR lot rarely permits more than 3-4 small lots, which keeps project size accessible to first-time and small developers — typically a $2-3M total project, not a $5M+ townhouse pack.
What kills a small-lot site
Frontage below 16m (typical minimum for 2 small lots side-by-side), depth below 28m (typical minimum for compliant private open space), heritage or traditional building character overlay binding, flood freeboard requirements that lift slabs, sloping lots demanding expensive retaining, and trunk sewer/stormwater easements crossing the lot.
