Casa Daily Subdivision Checker
The Casa Daily Subdivision Checker answers 'can I subdivide this block?' for any South-East Queensland property in 30 seconds. Search any SEQ address; the tool returns whether subdivision is permitted under the current zoning, what subdivision pattern (1→2, 1→3, 1→4 small-lot) the lot geometry will carry, the assessment level (Code Assessable or Impact Assessable), the binding overlays, the council infrastructure charges, and comparable approved Reconfiguration of a Lot (RoL) DAs within 500m.
What it does
| Feature | Description |
|---|---|
| Pathway detection | Identifies Code Assessable vs Impact Assessable RoL pathways for the lot's zone and sub-precinct. |
| Yield estimation | How many lots the geometry can carry — 1→2, 1→3, 1→4 small-lot, battle-axe configurations. |
| Overlay impact | Surfaces binding overlays (flood, bushfire, character, koala) with the implication for subdivision. |
| Infrastructure charges | Council-specific headworks per new lot, with the existing-dwelling credit applied. |
| Comparable approvals | Approved RoL DAs within 500m of the lot, with the lot dimensions and conditions. |

Common questions
- Will the subdivision checker tell me my block is definitely subdividable?
- It tells you whether the planning scheme permits subdivision, whether the geometry supports it, and what comparable approvals look like. Final approval is a council decision; confirm with a registered town planner before committing.
- What's the smallest block I can subdivide in Brisbane?
- Brisbane LMR standard minimum is 600m² per resulting lot for a Code Assessable RoL — meaning your lot needs at least 1,200m² for a 1→2. Small Lot Housing precincts permit minimums down to 250m². The checker reads the precinct mapping and surfaces the actual minimum for your lot.
- Does the checker work for council areas other than Brisbane?
- Yes — full coverage across Brisbane, Gold Coast, Sunshine Coast, Moreton Bay, Logan, Redland, and Ipswich. Each council's specific minimum lot sizes, frontage rules, and infrastructure charges are applied.
